A national average of €8,094/m² for apartments. Around €12,106/m² in the capital. Prices corrected hard in 2023–24 and turned up again in 2025. If you're still in, here's what buying and renting actually cost — from STATEC and the Ministry of Housing, not from agents.
Figures verified 9 July 2026You need a Luxembourg address before your residence application is even filed — the permit requires proof of housing. Advertised apartment rents averaged about €1,768/month nationally and €1,902/month in Luxembourg City in Q1 2025 (asking rents; what's actually signed varies). Renting a year before buying also puts you on the ground for the only negotiation that matters: which commune you can actually afford.
| Cost | Amount (2026) |
|---|---|
| Registration + transcription duty | 7% of the price (6% + 1%) — reduced by the Bëllegen Akt credit for a principal residence |
| Bëllegen Akt tax credit | Up to €40,000 per buyer (€80,000 per couple) off those duties; you must occupy the home for at least 2 years; made permanent in July 2025 |
| Notary fees | Fixed-scale, on top; the notary handles the deed and applies the credit directly |
| Foreign-buyer restrictions | None — Americans and Canadians buy on the same terms as locals |
